Your home secures a HELOC. If you can't make the payments, your home is at risk.

Who It Fits

  • 700+ credit score
  • No late payments, collections, or charge-offs
  • 5+ accounts on your credit report
  • Meaningful equity in a home you own
  • Income that supports the payment. No business revenue required

Who This Is For

A HELOC works best for business owners and founders who have built up real equity in their home and want capital that usually costs less than unsecured credit.

  • You own your home (or another property) and have meaningful equity in it
  • You have strong personal credit and income that can support another payment
  • You want a large line you can draw from over time, not a one-time lump sum
  • You're comfortable with the tradeoff of securing the line with your home
How It Works

How a Business-Purpose HELOC Works

A HELOC is a revolving line of credit secured by your home. The lender looks at your home's value, subtracts what you still owe on your mortgage, and approves a line based on a share of the equity that's left. You can draw from it as you need to and pay interest only on what you've drawn.

Most HELOCs have two phases. During the draw period, you can borrow, repay, and borrow again, and some lenders allow interest-only payments. When the draw period ends, the repayment period begins and the balance gets paid down over a set term. Rates on many HELOCs are variable, so your payment can change over time.

Your Options

HELOC vs. Other Ways to Use Home Equity

A HELOC isn't the only way to tap equity, and it isn't always the best fit. Here's how the main options compare.

HELOC

A revolving line you draw from over time. Flexible, and you pay interest only on what you use. Rates are often variable, so we plan for payments to change.

Home equity loan

A one-time lump sum with a fixed rate and payment. A better fit when you know the exact amount you need, like an equipment purchase or a down payment.

Cash-out refinance

Replaces your current mortgage with a bigger one and pays you the difference. It can make sense in some rate environments, but it resets your whole mortgage.

Unsecured alternatives

If you'd rather not put your home on the line, personal loans and 0% cards don't require collateral. They're often smaller and pricier, but your house isn't at risk.

Qualifications

What HELOC Lenders Look For

Each lender has its own rules, including how much of your home's value they'll lend against in total. The clients who get the best results usually have:

  • Meaningful equity in the property after your current mortgage balance
  • A 700+ credit score with no late payments, collections, or charge-offs
  • At least 5 accounts on your credit report
  • Income that supports the payment, along with a reasonable debt-to-income ratio
  • A property the lender will accept, since some lenders only lend on a primary residence

The honest tradeoff: a HELOC is secured by your home. If the business struggles and you can't make the payments, your home is at risk. We talk through that openly and only recommend it when the numbers and the plan support it. For tax questions, like whether the interest is deductible, talk to your CPA.

FAQ

Business HELOC Questions

Can I use a HELOC for business expenses?

Often, yes, but it depends on the lender. Some allow business use and some restrict it or ask about the purpose up front.

How much can I get with a HELOC?

It depends on your home's value, what you owe on your mortgage, your credit and income, and each lender's limit on total borrowing against the property. We'll walk through a realistic estimate on the call.

Is a HELOC better than a business loan?

It's often cheaper than unsecured options and can work for new businesses, because it's based on your property and personal credit rather than business revenue. The tradeoff is that your home secures it.

Can I get a business-purpose HELOC on a rental property?

Some lenders offer lines on investment properties, but there are fewer of them and the rules are usually stricter. Tell us about the property and we'll tell you what's realistic.

How do you get paid?

Our fee is a percentage of the funding we help you secure. There's no upfront fee, and we walk through the exact terms on the call before you commit to anything.

Will checking my options hurt my credit?

No. The pre-qualify questions are self-reported, so there's no credit pull to see your options.
